Waikārapi is a thoughtfully designed residential neighbourhood that combines quality, affordability, and community. With sections ranging from 165m² to 615m², the development will ultimately feature 94 homes alongside shared green space and a community playground that encourages connection among residents.

This project has been developed by Hāpai Housing LP (Hāpai), a collective of iwi and Māori investors committed to creating high-quality housing while empowering long-term Māori success within the property sector.
The name and narrative for Waikārapi has been led by Rangitāne and Ngāti Rārua, and speaks to a wider cultural landscape detailing a rich and sacred history. It describes the meeting point between freshwater systems and the intertidal flows of Te Koko o Kupe (Cloudy Bay).
The neighbourhood has been master planned by the award-winning team at Reset Urban Design & Landscape Architecture, who have applied best-practice design principles to create a safe, sustainable, and well-connected community environment.

As a primary build partner, CMT Group has been involved from the commencement of the civils programme. Our team carried out extensive site preparation, clearing many trees and removing a couple of derelict buildings to make way for development. We completed the civil works, including underground services, roading, and key infrastructure upgrades essential to supporting the new homes. Our Managing Director even laid the roading pavers by hand, adding extra care and a special touch to the project.
CMT Group has now moved into the construction phase, recently starting the work on the first of 40 homes. These homes are now well underway with the first three now with their roof on. These homes showcase the variety of section sizes and architectural styles envisioned by Hāpai. We have also been given the opportunity to offer a selection of house and land packages, providing future homeowners with a direct and streamlined path into the Waikārapi community.

For CMT Group, Waikārapi is more than a subdivision project. It represents a partnership founded on shared values - creating modern, high-quality housing that strengthens the local community and respects the land it stands on. We are committed to supporting iwi and community initiatives including local environmental restoration projects and cultural events. We are also dedicated to employing Te Tau-ihu uri not just for this site, but for other projects around Wairau. We ensure a respect for Tikanga Māori, partnering with iwi for site blessings and cultural guidance. Local rangatahi are welcome onsite to experience the building process and explore future pathways. We also offer apprenticeships and training for local youth on our projects, prioritising providing opportunities for our local community.
