Project Milestones

Before development

Before development began, the Waikārapi site had been sitting largely unused for many years. The land, located off Hospital Road near Wairau Hospital, was surplus to former hospital requirements and remained vacant, with an empty building and overgrown areas occupying the space.

Transforming this underutilised land into a residential neighbourhood allows the site to be put back into productive use, helping address local housing demand while making better use of land already zoned for urban living.

Tree removal

As part of the early works at Waikārapi, we removed an old house and a dense stand of trees to prepare the site for development. Rather than sending this material to landfill, we processed and reused it, donating large amounts of firewood to local iwi and community groups.

We also chipped the tree bark and repurposed it as mulch for landscaping across the project, ensuring resources were reused wherever possible.

Underground services

As part of the civil works at Waikārapi, we completed extensive underground infrastructure to support the new neighbourhood. This included:

-1,600 m of sewer installation
-2,100 m of water mains
-3,300 m of power trenching

Careful planning and sequencing were required to install these services efficiently and in line with council standards, while preparing the site for roads, footpaths, and building platforms above.

Roading, kerb and channel

This stage of civil works included 6,900 m² of asphalt surfacing and 2,300 m of kerbing, carefully coordinated with underground services and footpaths to ensure smooth traffic flow, proper drainage, and safe pedestrian access. The roads and kerbs form the backbone of the neighbourhood, supporting both everyday use and the long-term growth of the subdivision while enhancing connectivity around the central community park.

First foundations

In November 2025, we reached an important milestone at Waikārapi with the pouring of the first housing foundations.

Laying the foundations marks the transition from civil works to building homes, setting the stage for framing, fit-out, and eventual handover.

First homes underway

Construction of the first homes at Waikārapi is now well underway. We have six houses in progress, with some at the framing stage and others moving through fit-out. Our team is managing every stage in-house, ensuring smooth coordination and consistent quality from the foundations up.

Seeing these first homes take shape is an exciting step in bringing the Waikārapi neighbourhood to life, and it demonstrates Hāpai Housing’s commitment to delivering well-built, sustainable housing for the Marlborough community.
