Kāinga Ora- Stratford Street Project Update


Our biggest social housing subdivision to date is in full swing. The Stratford Street project, undertaken for Kāinga Ora, located in Blenheim Central, will feature 13 two-story homes, including five standalone and eight semi-detached units. This ambitious project, which began in June 2024, sits adjacent to our previous subdivision at Brewer Street and marks a significant milestone for our team. We’re responsible for both the civil and construction portions of this project. Everything from underground services to finishing touches can be completed by our team and a selected subcontractors.

 

The Stratford Street project is undergoing practices to meet a Homestar 6 rating. This means we and our subbies are using sustainable building and recycling practices to reduce our environmental footprint. We do this by having separate bins on-site for recycling different materials. Materials such as excess wood, cardboard, pvc pipe and metal are then recycled to reduce the waste being sent to landfills.

 

 

Site manager Rob Miller is overseeing the whole project – his third large Kāinga Ora build to date. Construction manager Jeff Valk says “Rob is really showing his leadership skills on this build. There are many people on site that he’s accountable for – so I really want to shout out to him and his team for the great work they’re doing here.”

 

Current Works:

  • Internal linings: Progress continues on Lot 1, where internal linings are well underway.
  • Cladding: We’ve initiated cladding on Lot 1 and Lot 5, advancing the external finishing stages.
  • Internal pre-wire and pipe Out: The pre-wire and pipe out for Lots 2 and 3 are nearly finished for Stage 1, preparing these homes for further internal work.
  • Main drainage: Our team is currently focused on completing the main drainage for the subdivision, a critical step toward infrastructure completion.
  • Insulation: Insulation is complete for Lot 1 and Lot 5, with work on Lots 2 and 3 scheduled to begin this Thursday.
  • Concrete floors: Concrete floors have been successfully poured for Lots 8-9, 10-11, and 12-13, a major structural milestone for these homes.

Upcoming works:

  • Painting: We will begin internal and external painting on Lot 1 and external painting on Lot 5 in the coming days.
  • Drainage completion: Main drainage works are on track to be completed soon.
  • Framing and mid-floor Installation: Frames for Lots 8-9, 10-11, and 12-13 are scheduled for delivery and installation. Mid-floor installation on these lots will follow shortly after.
  • Scaffold removal: Once external painting is complete, scaffolding will be removed, allowing for clearer access and visibility on site.
