Rose Manor Project Update

Progress is steadily ramping up at the Rose Manor Subdivision extension as we move toward completing the first two stages of the development. Earlier this year, work paused for several months due to the colder winter conditions and a consistently high water table.

Weather plays a major role in civil construction, and this site has been no exception. High groundwater levels can compromise soil stability, affect compaction, and make it difficult to achieve the long-term durability required for roading and drainage infrastructure. By pausing works through the wettest period, the project team avoided unnecessary rework, reduced environmental risk and ensured the quality of the final outcome.

With the return of drier conditions, our crew - managed by Stu McLaughlin with support from Dylan Norgate - has been able to regain momentum across the subdivision. The progress over the past weeks reflects the team’s effort to make full use of the improved ground conditions.

Key Milestones Reached

• First sections prepped and ready for future home builds
• Footpaths poured across the initial stages
• First roundabout construction completed
• Roading formed, with kerb and channel installed
• Asphalting scheduled to take place shortly

Recent On-Site Activities

The team has been working through a significant amount of earthworks and infrastructure installation, including:

• Road formation and shaping
• Levelling and seeding of sections
• Drainage works in and around the stormwater ponds
• Reinstating sewer connections
• Watermain cut-ins
• Continued preparation for more than 40 new homes

The project is now tracking strongly toward its next stage, with the improved weather allowing for consistent progress across the site. As these stages near completion, Rose Manor continues to take shape as one of Blenheim’s growing residential communities, and we look forward to keeping the momentum going.
